Additional Charges Breakdown

Beyond the base price, Vrindavan Greenlife applies several additional charges that vary by unit type, floor and position. Understanding these is essential for calculating the true all-in cost of any apartment. Here is a detailed breakdown of every additional charge applicable to the project.

East Facing Premium

Rs. 100/sqft additional on the SBA. Applicable only to units that have an east-facing orientation. For a 2,190 sqft 3 BHK, this adds approximately Rs. 2.19 lakh to the base cost.

Corner Flat Premium

Rs. 50/sqft additional on the SBA. Applicable to corner units that benefit from additional ventilation and light on two sides. For a 2,190 sqft 3 BHK, this adds approximately Rs. 1.10 lakh.

Floor Rise

Rs. 20/sqft per floor from the 6th floor onwards. This is cumulative, meaning a unit on the 20th floor would attract a floor rise of Rs. 20 x 15 = Rs. 300/sqft above the base price. For higher floors in a G+49 tower, this charge can be significant.

Amenities & Club House (2/3 BHK)

Rs. 10,00,000 (Rs. 10 lakh) - a one-time charge for access to the 1,35,000 sqft clubhouse and all 38 project amenities. This is a fixed amount regardless of unit size within the 2 and 3 BHK categories.

Amenities & Club House (4 BHK)

Rs. 12,00,000 (Rs. 12 lakh) - a one-time charge for 4 BHK buyers for clubhouse and amenity access. The higher amount reflects the larger unit footprint and proportionally greater usage entitlement.

Infrastructure Charges

Rs. 200/sqft on the SBA. This covers internal road development, drainage, water supply infrastructure, electrical systems and other common infrastructure within the 9.5-acre campus. For a 2,190 sqft unit, this amounts to approximately Rs. 4.38 lakh.

Caution Deposit

Rs. 20,000 - a one-time, non-refundable deposit collected at the time of booking. This is a standard administrative charge applied across all unit types and sizes.

Legal & Documentation

Rs. 25,000 - a one-time charge covering the legal and documentation processing for the sale deed, agreement of sale and related paperwork. This is a flat fee regardless of configuration.

Advance Maintenance (2 Years)

Corpus Fund

Construction-Linked Payment Schedule

Important Notes on Pricing

Before finalising your budget for a unit at Vrindavan Greenlife, keep the following points in mind:

GST applicability: Goods and Services Tax is applicable on under-construction apartments as per prevailing government rates. This is over and above the costs listed in this breakdown. The current GST rate for residential properties above Rs. 45 lakh is 5% without input tax credit, but this is subject to change per government notifications.

Stamp duty and registration: These are state government charges payable at the time of registration of the sale deed. Telangana stamp duty and registration rates apply. Factor this into your total acquisition cost.

Floor rise impact on higher floors: Given the G+49 tower height, the floor rise charge of Rs. 20/sqft per floor from the 6th floor onwards can add substantially to the cost for premium high-floor units.
